Leasing Manager

University City Housing is seeking a highly motivated Leasing Manager to join our Campus Division team. Based in University City, just steps from Penn’s campus, this role is perfect for someone ready to make a meaningful impact! You will actively engage with our portfolio of 80 buildings, walk properties, and build a high-performing team committed to delivering an exceptional experience to prospective and current residents.

This position requires schedule flexibility and a strong seasonal commitment. Extended hours, including evenings and weekends, are expected during peak leasing periods and summer turnover to ensure a successful leasing cycle and smooth move-in operations.

Leasing Manager Responsibilities include, but are not limited to, the following:
 
  • Meet or exceed occupancy targets and maintain desired occupancy through proactive leasing strategies and student-housing-focused leasing plans.
  • Complete weekly leasing/traffic reports and bi weekly market surveys to monitor competitive positioning and evaluate the effectiveness of concessions and promotions.
  • Lead, supervise, and coach full-time leasing consultants, part-time student leasing consultants, and leasing interns to achieve leasing goals.
  • Build a strong, high-performing team through training in sales techniques, customer service, and product knowledge.
  • Execute professional follow-up communications and leasing activities; track prospect activity, and ensure lease applications are processed timely.
  • Maintain accuracy and organization in leasing files, reports, and administrative documentation.
  • Build relationships with local university programs, student organizations, and local businesses.
  • Coordinate promotional events and resident referral programs.
  • Address resident concerns promptly and professionally, escalating when necessary; maintain high resident satisfaction through effective communication; and ensure incoming residents receive a five-star move-in experience in coordination with maintenance.
  • Coordinate and review the apartment make-ready schedule in conjunction with the Property Manager to ensure work is completed timely, along with conducting pre- and post-move-out inspections.
  • Support daily property operations to ensure efficient on-site activities, adherence to company policies, and timely reporting of property issues that may impact leasing success.
  • Other duties as assigned.

Ideal Candidate Profile:
 
  • Bachelor’s Degree from an accredited college or university preferred; relevant experience may be considered in lieu of a degree.
  • Valid driver's license and reliable vehicle required.
  • Technically proficient in Microsoft Office Suite and property management software (Entrata preferred).
  • Flexible availability, including evenings and weekends, especially during peak leasing and summer turnover periods.
  • Stable, progressive work history with 3+ years experience in leasing or property management (student housing portfolio experience preferred).
  • Experience motivating and developing a leasing team.
  • Forward-thinking problem solver who thrives on meeting goals and delivering positive outcomes for the property and team.
  • Capable of handling multiple priorities in a fast-paced, high-volume environment.
  • Exhibits a professional demeanor; communicating effectively, both verbally and in writing, with residents and prospective residents.
