UCH is actively seeking experienced and motivated Assistant Maintenance Supervisor to join our team at our Salem Harbour Apartment Community located in Bensalem, PA. As an Assistant Maintenance Supervisor you will be involved in both the interior and exterior maintenance of our properties to ensure that companies' assets are protected. We're looking for someone with the hands on ability to handle all aspects of maintenance including snow removal, HVAC, plumbing, electrical, roofing, carpentry, appliance repair, and painting.
Each day will vary and your responsibilities will include, but are not limited to:
Oversight of onsite maintenance staff operations including daily meetings with the team, check for accuracy and timely completion of work orders, and determine material/equipment/supplies needed to complete work orders.
Responsible for cultivating and promoting a positive, professional, and team environment
Enforce all policies and procedures including reporting any employee issues/situations/ grievances to the Regional Maintenance Supervisor
Correct situations that need assistance within 24 hours (whenever possible) and inspect the property and ensure sites are cleared in a timely manner.
Assist with completing work orders and with additional duties as required to achieve the goals of the company and as directed by immediate supervisors. Emergency Call participation in the On Call rotation, be available as backup for all maintenance, and be available for any and all emergencies
Coordinate snow removal plans with Maintenance Supervisor and Property Manager and assist with snow removal efforts
Provide a weekly list to the Property Manager of kitchens, windows, appliances, countertops. Review Weekly Production schedule with the Property Manager and Maintenance Supervisor.
Oversee and control inventory and with oversite of outside vendors and project
3+ years’ experience in maintenance, construction, mechanical, HVAC, electrical, plumbing a must. Completion of trade school, workshops, and trade certifications preferred.
Ability to prioritize urgent projects and work in a fast-paced and challenging work environment
Strong levels of communication (both written and spoken English)
A valid driver's license and vehicle required for this position
Ability to move heavy equipment and machinery and must be comfortable with heights and ladders
Willingness to work on call and non-traditional hours including nights, weekends and holidays
