Construction Superintendent

University City Housing (UCH) & Affiliates is an established real estate company that owns and manages multi-family apartment units and commercial properties in the Philadelphia region. UCH is seeking an experienced Construction Superintendent to oversee, and work hands on, with a crew of 6-8 trades people.

Daily tasks include maintaining, repairing, and overseeing residential and commercial renovation projects. The ideal candidate will have experience performing inspections and identifying repairs or upgrades, managing repair requests, coordinating renovation projects, maintaining after hours and emergency on-call coverage, supervising staff, and a background in maintaining grounds.

 

Responsibilities include, but are not limited to:

Supervise and work hands on with in-house crews and subcontractors
Maintain and coordinate repairs at residential properties
Create project budgets and track time and material used
Obtain bids from subcontractors and oversee their work
Oversee the grounds operations, including landscaping and snow removal
Oversee the maintenance of mechanical systems
Maintain and work a routine on-call emergency response schedule
Maintain a positive work environment, motivate the team, and cultivate a team atmosphere including implementing and enforcing all company policies and procedures
Train and develop new team members, as needed
Evaluate new candidates and assist with hiring practices

 

Qualifications:

Detail-oriented, highly organized, and flexible
Strong communication skills (both written and verbal) with supervisors and staff
Strong work ethic
Ability to manage multiple projects at once and distribute work to team members accordingly
Stable, progressive work history and experience in construction or property management
Valid Driver’s license and vehicle
Experience with HVAC and mechanical systems is helpful
Must maintain a neat and professional appearance
Must be prompt and dependable
Must be able to assist in unloading deliveries
Must be able to climb and work from a ladder
Must be able to work in all weather conditions
Must have a high school diploma, GED, or equivalent
