University City Housing is seeking an experienced and proactive Maintenance Supervisor to manage a well-established large apartment community located in Bensalem. We're looking for someone with the ability to handle all aspects of maintenance including, but not limited to work order assignment and distribution, leadership, HVAC, plumbing, electrical, roofing, carpentry, appliance repair, painting, grounds, pool management and snow removal.
The Maintenance Supervisor is responsible for maintaining the physical integrity of our communities to ensure a safe and secure living environment for Residents and Team Members. The model candidate will have experience performing walk-through inspections, reviewing resident repair requests, managing the turn process, managing a team of 5-15 members, motivating staff, coordinating capital improvement projects, maintaining after hours and emergency on-call coverage, and maintaining time and production records.

Maintenance Supervisor Duties include, but are not limited to:
- Supervising and coordinating the activities of your maintenance team; daily work orders, turnovers, renovations, capital improvements
- Maintaining and repairing physical structures of the buildings, the grounds, and equipment
- Maintain required records such as material usage, time, production and other reports
- Perform a wide range of technical maintenance and repair operations, including grounds, snow removal, HVAC, pools, plumbing, electrical, roofing, carpentry, appliance repair, and painting
- Maintain and work a routine on-call emergency response schedule
- Perform snow removal and salting as required
- Maintain a positive work environment, motivate the team, and cultivate a team atmosphere including implementing and enforcing all rules established in the companies Rules/Policies and Procedures documents.
- Train and develop new maintenance team members as needed
Maintenance Supervisor Requirements:
- Detail-oriented, highly organized, and flexible
- Strong communication skills (both written and verbal)
- Strong work ethic
- Stable, progressive work history and 5+ years’ experience in the property maintenance industry
- Familiarity with Entrata or similar software is preferred
- Valid Driver’s license and vehicle
